Exceptional Opportunity in the Most Elegant Area of District XII: BEAUTIFULLY Built High-Quality Building!

The Pinty Residence project involves the construction of a modern family villa located on a corner plot at the intersection of Pinty Street and Kalóz Alley.

The terrain is sloped, with contour lines rising perpendicularly to Kalóz Alley. The plot is situated in an area of historical significance (Swabian Hill, Széchenyi Hill bourgeois villa district). Previously, there was a building on the upper part of the plot, and the new house is planned to be located roughly in this area.

The building is designed as a detached structure. The necessary functions are distributed over three levels (basement, ground floor, and first floor). The orientation is ideal for both sunlight and views, with efforts made to place and open the main living areas to the south with glass surfaces. The massing and appearance of the building are defined by cantilevered consoles extending southward, which also serve as fixed shading devices for the glass surfaces.

Access to the building is from Pinty Street from the west side at the ground floor. On this level, there is a kitchen-dining-living area with direct terrace access. The living room also includes a study area, and an additional room with its own bathroom is provided.

Access between levels is via a straight staircase and an elevator. The basement features a two-car garage accessed from Pinty Street. Additionally, the basement includes technical and utility rooms, storage areas, and a fitness area.

On the first floor, two additional room blocks have been designed, each with its own bathroom and walk-in closet. From the first-floor rooms, you can access the rooftop terrace and enjoy the unique views and panorama.

The villa will be constructed with the following floor areas:

Basement: Usable net floor area: 127.80 m²
Ground Floor: Usable net floor area: 110.50 m², Terraces: 32.07 m² and 85.53 m²
First Floor: Usable net floor area: 80.39 m², Terrace: 50.92 m²
Total Usable Net Floor Area of the Villa: 318.69 m²


Structural System: The building features a transverse and longitudinal wall structural system with a monolithic reinforced concrete ceiling.

Vertical Structures: The load-bearing walls are made of 30 cm thick reinforced concrete and POROTHERM 30 N+F bricks.

Ceilings: The horizontal plane ceilings are monolithic reinforced concrete structures.

Partition Walls: The partition walls are made afterwards and are non-load-bearing (generally 10 cm thick POROTHERM 10 N+F partition walls).

Suspended Ceilings: Suspended ceilings according to the interior designer’s plans will be made of Knauf drywall. The suspended frame structure on the ceiling will be covered with drywall panels.

Roof Structure and Covering: The building will have a gravel ballasted flat roof and a green roof. Rainwater drainage from the flat roof (or green roof) will be directed to a point. The associated GEBERIT PE drainage pipe is concealed within the thermal insulation.

Rainwater Drainage: Rainwater drainage from the green roof above the first floor will be along a line via concealed external gutters. The associated GEBERIT PE-HD welded drainage pipe is concealed within the thermal insulation, partly extending to the green roof above the ground floor. Rainwater from the flat roofs and terraces above the ground floor, as well as from the canopies, will be directed to a point. The associated heated GEBERIT PE-HD welded drainage pipe is concealed within the thermal insulation.

Flooring and Coverings: The cold coverings will be from Porcelanosa Italy’s Italian factory, based on interior design plans.

Windows and Doors: Internal doors will be of a type and size chosen by the builder, with Olivari handles. The recommended types for external doors and windows are INTERNORM wood-aluminum structures, in a color chosen by the builder.

Shading: Schlotterer aluminum VORO roller blinds and RAFF S venetian blinds will ensure optimal shading for the building, integrated with the mechanical system and smart home control.

Garage Door: The facade opening for car storage will be closed with a GUTTOMAT garage door system, featuring unique appearance and professional gate technology.

Facade Coverings:

FUNDERMAX MAX Exterior F panel facade cladding
BAUMIT Granopor Top thin plaster with a scraped structure, 1.5 mm grain size, color code: 0019 HBW 89 (white)
Bonded Travertine Limestone attic cladding
Railings: Glass railings will be installed on the facade using CORTISO or BOHLE structural profiles.

Building Engineering: Central heating and cooling will be provided for the family residence. The plumbing equipment will include Villeroy & Boch for sanitary fixtures, Grohe and Hansgrohe for faucets, and MILE for household appliances. A Daikin Altherma air/water heat pump will be installed. Heating and cooling will be managed by Wavin surface heating (floor) and cooling (wall and ceiling) circuits.

Ventilation: Ventilation will be provided by a central heat recovery system. Exhaust of humid air and supply of fresh air will be through a duct network and supply/exhaust air valves, using a Helios AIR1 XC700 central unit.

Air Conditioning: In addition to the heating-cooling water systems, Daikin split systems with liquid/gas piping will be installed for additional cooling.

Building Heating-Cooling Supply: Outdoor and indoor unit climate piping will be Daikin Altherma 3 R32 heat pump.

Electrical Supply and Energy: The building’s electricity supply will be from the public utility network with an underground cable connection at 0.4 kV voltage level. The energy requirements are:

House: 3 x 80A
Heat pump ("H" tariff): 3 x 40A
Low current KNX Smart Home system will be installed for full building management, integrated with a camera system and alarm functions, and central building sound system for the entire villa.
Lighting: Ceiling and wall light fittings have been planned. Lighting can be controlled locally or via smart building automation from a phone, tablet, or PC. Outdoor lighting fixtures will be installed on the terrace and in the garden, and can be controlled locally or via smart building automation.

Electric Car Charger: Two charging points for electric cars will be provided in the garage, with each charger designed for a power of 11 kW.

Accessibility: An accessible KLEEMANN homelift will ensure safe and elegant movement between levels.

Swimming Pool: A stretched water surface Infinity pool, equipped with its own heat pump for optimal temperature control independent of the building, will serve the villa’s owner’s needs for comfort and relaxation.
